Project Background
The client is a Dubai-based company with a long‑standing presence in the agricultural trade sector, specialising in the procurement, warehousing, and distribution of a wide range of agricultural products.
Dubai’s summer temperatures regularly exceed 50°C, creating significant challenges for storing and handling fresh produce. Without proper cold chain infrastructure, fruits and vegetables deteriorate rapidly, leading to high spoilage rates and limited market flexibility.
To address these challenges and improve its cold storage capabilities, the client decided to develop a 5,000‑ton agricultural cold storage facility. After evaluating several proposals, the client selected Haocool as the EPC (Engineering, Procurement, and Construction) turnkey contractor for the project.
Project Solution
Following project kick‑off, the Haocool engineering team developed a comprehensive plan tailored to Dubai’s extreme climate, the client’s operational requirements, the specific characteristics of agricultural produce storage, and the site conditions.
Key design considerations included:
- High ambient temperatures – Dubai’s summer heat places exceptional demand on refrigeration systems, requiring oversized condensers and robust insulation.
- Long‑term operational reliability – the system was designed for continuous 24/7 operation with minimal downtime.
- Thermal performance – insulation panels were specified with sufficient thickness to maintain stable internal temperatures despite external heat loads.
- Refrigeration system stability – equipment selection prioritised reliability and energy efficiency under extreme conditions.
Haocool provided the client with detailed project proposals, engineering drawings, and equipment configuration recommendations covering:
- Building design and structural engineering
- Steel structure fabrication and installation
- Cold storage envelope (insulation panels, flooring, sealing)
- Refrigeration system (compressors, evaporators, condensers, controls)
- Electrical and control systems
By leveraging Haocool’s integrated cold chain supply chain and engineering capabilities, the project was delivered as a complete turnkey solution covering design, procurement, construction, installation, and commissioning – all under a single EPC contract.
Project Execution
The total construction period from initial design through to commissioning and handover was approximately nine months.
During execution, the Haocool team managed:
- Design and engineering
- Civil works and foundation preparation
- Steel structure erection
- Cold room panel installation
- Refrigeration equipment installation and piping
- System commissioning and performance testing
The project faced several challenges common to large‑scale construction in the region:
- Extreme heat – site work continued through Dubai’s summer, requiring careful scheduling and worker safety measures.
- Cross‑border supply chain coordination – equipment and materials were sourced from multiple countries and required careful logistics planning.
- Site‑specific conditions – the team adapted to local building codes, site access constraints, and utility availability.
Despite these challenges, the Haocool team maintained steady progress, coordinated equipment deliveries, and managed the construction schedule to ensure each phase was completed on time.
Operational Performance
The Dubai 5,000‑ton agricultural cold chain project has been successfully completed and handed over to the client.
During the peak summer months, when outdoor temperatures exceeded 50°C, the cold storage system performed as designed:
- Cool‑down performance – the facility reached and maintained target temperatures within the specified timeframe.
- Temperature stability – internal temperatures remained within the required range despite extreme external conditions.
- Energy efficiency – the system operated within expected power consumption parameters.
The facility now provides the client with reliable cold storage capacity for agricultural products, supporting year‑round supply to local and export markets.
